PROSPECTIVE TENANT QUALIFICATIONS

Please review the qualifications listed below as our landlords and property managers use them as a guideline. Once we provide you with a list of available properties it is best to drive by the ones that interest you so that you can make a determination regarding area and general location. Upon deciding which properties to preview, an application will need to be completed by each adult occupant and a non-refundable Tenant Screening/Processing Fee of $35.00 per application will need to be paid.  We accept cash or PayPal (a $2.00 PayPal fee applies).  An agent will review your paperwork then schedule an appointment to see the properties you've selected.  All appointments must be made at least 24-hours in advance.  Appointments are not available on Sundays.

Completion of the rental application does not guarantee that applicant will be offered the property for which they've applied.  In addition, property manager or agent may receive more than one application on a property.  The decision as to which applicant is accepted for the rental unit is the sole discretion of the property owner/landlord (or management if property is managed). 

The tenant screening process can take anywhere from 24 to 72-hours.  If we determine that you do qualify, we guarantee placement for up to 90-days.  After 90-days, some landlords or outside agencies may require updated screening.  The following qualifications are some of what we may look at:

1)  Rental History (current and previous history will be verified);

2)  Job History (current and previous will be verified; recent pay stub required);

3)  Income Verification (recent pay stub, 3-months bank statements, and/or previous years tax returns);

4)  Credit History & FICO Score (includes account history, summary, length of accounts, account standing, and delinquencies);

5)  Collections (paid or unpaid?);

6)  Bankruptcies, Liens, or Judgments (time since filing; has credit been re-established?).

All applicants MUST complete an application and be pre-qualified prior to scheduling an appointment to preview properties.

Applications may be faxed or emailed to our office.  Upon receipt of all signed applications and fee(s), the application process will be completed.  Applications not accompanied by the Screening Fee, or incomplete/missing information, will not be processed.

If accepted for a property a cashiers check in the amount of no less than the security deposit will be required within 24-hours of approval to secure the property and prevent other applications from being considered.
